Most people put off ringing an agent because they think the house is about to be judged. The kitchen’s dated, the carpets need doing, the decoration’s tired. Almost every buyer intends to change something anyway — what they’re looking for is a house they can make their own. Yours doesn’t need to be ready for us to have a conversation.

I read every message myself, and I reply as soon as I can — every day of the week.
“People are their own harshest critics. The kitchen’s too old, the carpet’s too old. Buyers are looking well past all of that.”

Common questions
Do I have to be ready to sell before I get in touch?
No. A good number of the conversations I have are with people a year or more away from moving, and those are often the most useful ones — there’s time to do the things that make a difference. If you’re only thinking about it, that’s a fine reason to call.
Will I be passed to someone else?
No. Vine Estates is one person. You’ll deal with me from the first conversation through to the day the keys change hands, including every viewing.
What does a first appraisal cost?
Nothing, and it commits you to nothing. What you get is a figure with the evidence behind it — recent comparable sales, current demand, and what’s specific to your house — plus an honest view on timing.
