Exceptional properties.Exceptional service.

I sell a select number of properties across West Kent, to be able to handle everything myself. From that first conversation, to the day I hand over the keys.

Who you’re actually dealing with

I grew up in Otford, attending Chevening Primary School, going on to The Judd School. I played cricket for Otford and football for St Lawrence, along with a whole multitude of jobs across the area. One of those jobs was working as a dustman for a summer, walking every road, lane, village and town — which taught me the area better than anything else could have.

I joined Savills in 2005, having worked for a lettings agency in the town for two years, and moved to the Sales team in mid-2007. I was promoted from Junior Negotiator through to Head of Department in 2020, leading the team for over six years as the most successful country Sales department in the network.

I left my role at Savills to get back to the purity of the job I love, and to do it how I know it can and should be done. A small number of properties, all of them mine, from the first conversation to the day I hand over the keys. Not topping charts for the biggest, not chasing market share and a conveyor belt of owners — a selected, considered, appreciated group of properties.

What Vine Estates promises

Each year, I will sell a select number of houses across West Kent. Properties where I can add value, expertise and knowledge, to get the best results. From the first conversation, directing the photographs, every viewing, the negotiations, through to moving the sale to completion, I will be your point of contact.

That isn’t a limitation. It’s the whole ethos of Vine Estates.

Some houses sell quietly

Most of the best houses I’ve ever sold never went on a portal. They were shown quietly, to a handful of people who were genuine buyers. It suits some sellers and not others, but each campaign is tailored specifically to each client to maximise its saleability.

I’ll give you my honest advice

A seller once told me his house was worth five million pounds. I thought it more like four million, and I said so. We marketed just under his figure and it sold at mine. Nobody’s counting my instructions, so I can tell you what I’m really thinking rather than what you might want to hear — including if you’d be better off waiting. Integrity over volume.

Where the name comes from

The Vine Cricket Ground is a special place for me. I’ve played on it more times than I can count and spent endless summers there with family and friends. It’s a foundation in the district, and a place that holds memories.

Estates rather than Sales was deliberate too. It won’t all be homes — the advice I bring could be land, planning, and working out what a site could become, not just the houses already on it.

The network

My network isn’t just me. It’s decades of building up relationships with experts across all aspects of property — land, law, building, planning and more. Whatever the question or the need, I can get an answer from the right person.

“A client wanted to sell after losing her husband. I told her to wait a year. She came back over ten years later and said it was the best advice she’d ever had.”

Where I work

I’ve covered this ground my whole working life and lived in it for longer, which mostly means I know the lane you mean before you’ve finished describing it. Here’s where I can help at the moment. It’ll grow, so if your village isn’t on the list, ask anyway. The answer’s usually yes.

Have the conversation early

If you’re thinking about selling — this year, or in three — have the chat now rather than when the board’s going up. Price, timing, what’s worth fixing first, whether it’s the right moment. It stays between us, and nothing follows unless you ask.
